I think your friend's problem is with her solicitor, and she should direct her efforts to having her solicitor do what he is being paid to do, and that is to advise your friend and to represent her in her dealings with the vendor. It should be remembered that the estate agent has no role in a real estate matter other than to introduce the parties to each other.
